Our Rental Process
Viewing
Arranging viewings is a crucial step in the lettings process, particularly in the competitive UK rental market. Prospective tenants should communicate their availability clearly, allowing us to efficiently schedule appointments. It's advisable to be flexible with timings to accommodate various schedules, and to arrive punctually. During the viewing, tenants should take the opportunity to ask questions about the property and its features, ensuring it meets their needs. Proper preparation, including a checklist of questions and essential items to look for, can help streamline the viewing process and lead to a successful rental agreement.
Holding Deposit
A holding deposit is a sum of money paid by a prospective tenant to a landlord or letting agent to secure a rental property while the necessary checks and documentation are completed. This amounts to one week’s rent and serves to demonstrate your commitment to renting the property. It is important for tenants to understand that, under the Tenant Fees Act 2019, this holding deposit is refundable should they choose not to proceed with the tenancy for valid reasons. However, if the tenant fails to provide the necessary information or withdraws from the agreement without good cause, the holding deposit may be forfeited. Therefore, it is advisable for tenants to carefully consider their decision before making this payment.
Next Steps
Moving into a new home is an exciting time, but it often involves a few important steps, one of which is completing referencing checks. When renting a property, we require prospective tenants to provide references to ensure they are reliable and responsible. This may include references from previous landlords, proof of employment, checks on credit history and right to rent checks. These referencing checks play a vital role in securing your new home, as they help to reassure landlords that you will uphold your responsibilities as a tenant. Once these checks are successfully completed, we can then get your move in date arranged.
